Garden Rooms Kingston upon Thames

Bespoke garden rooms for Kingston upon Thames’s diverse housing and riverside setting. Garden Office Buildings has been building across KT1 and KT2 for over twenty years.

Kingston upon Thames is one of South West London’s most attractive towns, blending a historic market centre, beautiful Thames-side setting, and a wide variety of housing from period townhouses to modern family homes. Whether you’re in a Victorian villa near Canbury Gardens, a 1930s Tudor-style house in Norbiton, or a detached family home in Coombe, a bespoke garden room is a brilliant way to extend your living space without the disruption of a full extension.

We’re a family company based in Biggin Hill, and we’ve been building garden rooms across Kingston and its surrounding areas for over twenty years. The town’s housing stock is varied, and so are the gardens — from compact terraced plots near the centre to spacious grounds in the Coombe and Kingston Hill areas. We design for every scenario, and we’ve handled the full range of access conditions and garden layouts that KT1 and KT2 can present.

Come to our showroom and see the quality of our builds in person. We use insulated timber frame construction, premium double glazing, and durable cladding on every project. No flat-pack kits, no shortcuts.

Garden Gym, Kingston upon Thames

A management consultant living in a detached 1930s house near Richmond Park wanted a home gym that would replace his membership at a chain gym in Kingston town centre. He trained early, often at 5.30am, and needed a space he could use without disturbing his family. His rear garden was substantial — around 25 metres deep — with mature trees along the boundaries and a wide side access from the driveway.

We built a 6m x 4m garden room with reinforced flooring, full acoustic insulation, and LED lighting throughout. Inside, there’s a power rack with Olympic bar, a functional cable machine, a Concept2 rower, and a clear floor area for stretching and mobility work. We fitted a wall-mounted display for training videos and a Sonos speaker system. The building has full-height aluminium bi-fold doors that open onto the garden, creating an indoor-outdoor feel on warm mornings.

He told us the gym has transformed his routine. He trains five mornings a week before his first call and hasn’t set foot in a commercial gym since. His wife and teenage son also use the space regularly. The building sits at the far end of the garden, screened by the existing planting, and was finished in dark grey composite cladding to give it a contemporary, unobtrusive presence. He’s had two work colleagues from Kingston visit, and both have asked for our contact details.

Garden Office, Kingston upon Thames

A family solicitor who had been commuting to an office in Surbiton decided to invest in a permanent garden office at her home near Kingston’s Ancient Market Place. She needed space for client meetings, secure document storage, and a professional-looking environment that would inspire confidence. We installed a Multi at 7m x 4m, with a main office area, a partitioned meeting room with its own entrance, and a secure filing store.

The main office has a full-width desk, integrated power and data, underfloor heating, and a large picture window overlooking her walled garden. The meeting room seats four comfortably and has its own screen for presenting case documents. We ran a dedicated fibre line from the house, installed a mini-split air conditioning system, and fitted soundproofing to ensure confidential conversations remain private. The cedar cladding and slate-grey aluminium windows give the building a professional, understated appearance.

She told us the office has dramatically improved her practice. She no longer pays rent on commercial space, and clients appreciate the privacy and calm of the setting. The walk along the Thames to Canbury Gardens has become her favourite way to clear her head between meetings. She’s won several new clients who specifically cited the garden office as a factor in choosing her firm, saying it demonstrated the kind of personal, thoughtful approach they were looking for.

    About Kingston upon Thames

Kingston upon Thames is a Royal Borough in South West London, centred on one of the oldest market towns in England. The Ancient Market Place, with stalls trading since 1242, sits at the heart of the town alongside All Saints Church and the Coronation Stone, where several Anglo-Saxon kings were reportedly crowned. The riverside setting is superb, with Canbury Gardens, the towpath walk, and views across to Hampton Court Park providing a constant connection to the Thames.

Housing is remarkably diverse. Period homes range from elegant Georgian townhouses and substantial Victorian villas to the distinctive Tudor-style developments of the 1930s. Coombe and Kingston Hill offer some of the borough’s most prestigious detached properties, while Norbiton and the streets around Richmond Park provide more accessible family housing. Modern riverside apartments at developments like Riverside Walk add a contemporary dimension. Kingston station provides South Western Railway services to Waterloo in around 25 minutes, and buses connect widely to Surbiton, New Malden, Hampton Wick, and Ham. Gardens across the area vary in size but the majority of houses have workable outdoor space for a garden room installation.

You can see and touch the quality, and the team answered every question without any pressure. Our office was built in under six weeks and it’s genuinely the best money we’ve ever spent on the house.” — Mark and Susan, Kingston KT2
