Garden Rooms Sydenham

Garden rooms crafted for Sydenham’s period properties and leafy conservation areas. Garden Office Buildings brings two decades of expertise to SE26.

Sydenham is one of South East London’s most characterful residential areas, with seven conservation areas, more than any other part of the borough, and a wonderful stock of Victorian and Edwardian properties. The homes around Sydenham Park, along Charleville Circus, and on the tree-lined streets near Sydenham Wells Park often have generous gardens that are perfectly suited to a bespoke garden room. If you have been thinking about adding a home office, studio, or gym, you are in an ideal area for it.

We are a family company in Biggin Hill with over twenty years of experience building across SE26. Sydenham’s conservation areas require sensitivity in design and materials, and we always advise on what will work best within the specific guidelines for your street. Our builds use premium cladding, considered proportions, and finishes that complement period architecture.

Our showroom is only about 20 minutes from Sydenham. Come and see the build quality in person before making any decisions.

Browse our buildings and prices page for a transparent view of sizes and costs. Every project starts with a free site visit where we assess your garden and provide a fixed-price quotation.

Garden Gym, Sydenham

A physiotherapist who ran a busy private practice in Dulwich wanted a combined gym and treatment space at home for her own rehabilitation after a running injury. She lived in a three-bedroom Victorian semi on Earlsthorpe Road with a well-maintained garden of about 15 metres, bordered by tall privet hedging. We designed a 4.5m x 3.5m building divided into a gym zone and a treatment zone separated by a sliding partition.

The gym zone has rubber flooring, a cable machine, a set of resistance bands, and an exercise mat area. The treatment zone features a professional-grade physiotherapy couch, a wall-mounted mirror for gait analysis, and vinyl plank flooring for easy cleaning. Both zones share a split-system heating and cooling unit and benefit from full-height glazing facing the garden. The cladding is painted timber in a muted grey-green that sits comfortably against the red brick of the Victorian house.

She uses the gym side daily for her own training and has started seeing a handful of private patients in the treatment side on Saturday mornings. The dual-purpose design has proved invaluable, and she told us the building has exceeded her expectations in every respect. Two of her patients, both Sydenham residents, have since contacted us about garden buildings of their own.

Garden Office, Sydenham

A husband-and-wife team running a small events planning business from their kitchen wanted a dedicated office with space for meetings and sample displays. Their Edwardian end-of-terrace on Charleville Circus had an unusually shaped garden, curved along one boundary to follow the circus layout, which required careful positioning. We installed a Midi at 4.5m x 3m, angled to follow the garden’s curve and maximise the usable space on both sides of the building.

Inside, we created a compact but professional environment: two desks with dual-monitor setups, a sample wall where fabric swatches and invitation designs can be pinned up for client review, and a small meeting table with three chairs. A kitchenette area with a sink and coffee machine completes the setup. We fitted underfloor heating and acoustic insulation to keep the space comfortable and quiet despite the proximity to Sydenham Road.

They have been running the business from the garden office for eight months and say it has been transformational. Clients now visit for consultations rather than meeting at cafes, which gives the business a much more professional feel. The quirky positioning, following the curve of the circus, has turned out to be a talking point rather than a compromise, and several neighbours have commented on how well the building sits in the unusual plot.

Sydenham is a district in the London Borough of Lewisham, positioned between Crystal Palace, Forest Hill, Catford, and Penge. The area has an impressive architectural heritage, with seven conservation areas including Sydenham Park, Sydenham Hill/Kirkdale, Halifax Street, and Cobbs Corner, giving it the highest concentration of conservation areas in the borough. Victorian and Edwardian properties dominate, from substantial villas to elegant terraces, many with original decorative features and generous gardens. Key green spaces include Sydenham Wells Park, a Green Flag-awarded park on the site of the old spa wells, Mayow Park (Lewisham’s oldest municipal park), and Alexandra Recreation Ground. The local shopping area along Sydenham Road has a growing selection of independent cafes, shops, and restaurants.

Sydenham station provides Southeastern and Southern services to London Bridge, Victoria, and the City, while the London Overground connects to Shoreditch, Whitechapel, and Clapham Junction. We also cover the surrounding areas of Crystal Palace, Forest Hill, Catford, and Penge from our base in Biggin Hill.

“We live in one of Sydenham’s conservation areas and were careful about choosing the right company. The showroom visit reassured us completely. The finishes are excellent, the proportions feel right, and the team understood the importance of getting the design to sit sympathetically with our Victorian house. Really pleased with the result.” — Ben and Laura, SE26
