Garden Rooms Tulse Hill

Bespoke garden rooms for Tulse Hill’s leafy Victorian streets. Garden Office Buildings has been building across SE27 and SE24 for over twenty years.

Tulse Hill is one of South London’s best-kept residential secrets, with leafy Victorian streets, a strong community feel, and Brockwell Park practically on the doorstep. The area’s housing stock, predominantly red-brick Victorian and Edwardian terraces and semi-detached homes, frequently comes with well-proportioned rear gardens that are perfect for a bespoke garden room.

We’re a family company in Biggin Hill, and we’ve been building garden rooms across the SE27 and SE24 area for over two decades. Tulse Hill’s period homes present a wonderful mix of garden sizes, from the generous plots behind the grander houses on Upper Tulse Hill to the more compact but perfectly workable gardens behind terraces on the streets leading towards West Norwood. We tailor every design to your exact space and requirements.

Garden Gym, Tulse Hill

A primary school teacher living in a Victorian terrace on Thurlow Park Road wanted a garden gym so she could fit training around her teaching schedule and childcare commitments. Her rear garden was 13 metres deep with a paved area near the house and a lawn running to the back fence. We built a 4.5m x 3m insulated garden room at the end of the garden, with a short gravel path connecting it to the back door.

The gym was equipped with interlocking rubber floor tiles, a wall-mounted TRX system, a compact spin bike, a set of kettlebells, and a pull-up bar fitted into the doorframe. We installed a single large window facing the garden and a skylight to maximise natural light without making the space feel exposed. A slim panel heater and a wall-mounted fan handle temperature control throughout the year.

She told us the gym has been transformative. She trains four mornings a week before the school run, often while her partner handles breakfast inside the house. The building is quiet enough that early-morning sessions don’t disturb the neighbours, and the children have started using it for rainy-day play on weekends. The larch cladding has weathered beautifully and looks perfectly at home among the mature garden planting.

Garden Studio, Tulse Hill

A freelance illustrator who had been working from a tiny box room in her Edwardian semi on Romola Road needed a proper studio with enough space for a large drawing desk, a lightbox, and storage for her portfolio and materials. Her garden was wider than most on the street, thanks to a previous extension on the neighbouring property that had shifted the boundary. We installed a Midi at 4.5m x 3.5m, positioned to catch the best north light from the rear aspect.

Inside, we built a full-width desk along the window wall with a plan chest underneath, adjustable task lighting on a ceiling track, and deep shelving on both side walls. The flooring is warm oak-effect vinyl plank, and underfloor heating means no radiators eating into the limited wall space. We ran a dedicated electrical supply from the house and added extra sockets at desk height for her scanner, tablet, and monitor.

She moved into the studio the day after handover and said the difference was immediate. The natural light, the quiet, and the dedicated space have all improved her output, and she’s been able to take on larger commissions that simply wouldn’t have been possible in the box room. Friends and fellow illustrators who visit from Brockwell Park-area studios have been uniformly impressed by the build quality.

    About Tulse Hill

Tulse Hill sits in the London Borough of Lambeth, bordered by Herne Hill to the north, Brixton to the north-west, Streatham to the south, and West Norwood to the east. The neighbourhood is largely residential, with streets of Victorian and Edwardian terraces and semi-detached homes featuring ornate detailing, bay windows, and red-brick facades. Upper Tulse Hill boasts some of the finest examples, several of which are Grade II listed. The area has a strong community identity, supported by local shops and cafes along the Tulse Hill road and a calendar of neighbourhood events.

Brockwell Park is the area’s greatest asset, a 128-acre green space with a lido, playgrounds, formal gardens, a community greenhouse, and the annual Lambeth Country Show. Smaller pockets of green, including Tulse Hill Nature Garden, offer wildlife habitats and community growing spaces. Transport links are convenient: Tulse Hill station provides Southern and Thameslink services to London Bridge, Victoria, and beyond, while buses connect to Brixton, Streatham, and the West End. Herne Hill and West Dulwich stations are also within easy reach. Properties here typically have rear gardens of 12 to 16 metres, many with accessible side returns, making Tulse Hill an excellent area for garden room projects.

    Visit Our Showroom

Our Biggin Hill showroom is around 30 to 35 minutes from Tulse Hill by car. Head south through West Norwood and Crystal Palace, then follow the A233 down through Bromley. It’s a straightforward drive, and you’ll be able to see our Midi, Maxi, and Multi buildings set up and fully finished.

“We’d been putting off the decision for ages, but one visit to the showroom and we knew this was the right company. The quality is a world apart from the cheaper options we’d been quoted on. Our garden studio was installed beautifully, and we’ve recommended them to at least three friends in the SE24 area since.” – Anna, Tulse Hill SE27
