Bespoke garden rooms, offices, gyms and studios designed and built for East Grinstead homes. Family company, 1,000+ builds since 2004.

Garden Rooms East Grinstead

We’re Garden Office Buildings, a family company based in Biggin Hill. We’ve been designing and building bespoke garden rooms for homeowners across East Grinstead and the surrounding towns since 2004.

We work with structural engineers, architects, and quality manufacturers on every project. The result is a garden room that’s built to proper standards, not assembled from a kit. If you’re in East Grinstead or nearby areas like Forest Row and Turners Hill, we’d love to help you get more from your garden.

All our buildings meet building control requirements and come with a 10-year warranty. With 100mm PIR insulation in every wall, floor, and roof panel, they’re designed to last well beyond 50 years. Our garden rooms go well beyond basic regulations, and that matters when you’re using the space year round.

We customise everything, from window and door positions to internal layouts. If you need partition walls, a bathroom, or a small kitchen, we can include those too. Every project gets its own set of architectural drawings so there are no surprises along the way.

Whether you want a home office to escape the main house, a personal gym, or a creative studio, we’ll help you figure out the best use of your garden. Visit our showroom in Biggin Hill to see the quality up close. It’s about a 30 minute drive from East Grinstead through some lovely Kent countryside. Garden Gym, East Grinstead

This 5.5m x 4m garden gym was built for a couple on the outskirts of East Grinstead who were tired of the drive to their nearest gym. With the Ashdown Forest on their doorstep, they wanted a training space that felt connected to the outdoors, so we included full height glazing along one wall.

We fitted reinforced flooring to handle heavy weights, a proper ventilation system, and LED lighting throughout. The 100mm PIR insulation keeps the temperature steady year round, and the rubber flooring we recommended has held up brilliantly under regular use.

They’ve since added a rowing machine and a set of Olympic rings, and they tell us the space has completely changed their routine. No more excuses, no more monthly subscriptions. It’s all right there in the garden.

Garden Office, East Grinstead

This 5m x 3.5m Maxi garden office was built for a software developer who’d been working from a cramped spare bedroom. His East Grinstead home had a generous south-facing garden, so we positioned the building to make the most of natural light without overheating in summer.

The design includes a dedicated desk area with built-in cable management, a separate meeting corner for video calls, and plenty of storage. Cedar cladding ties the building into the garden setting, and the double glazed windows keep road noise out completely.

Since moving into the garden office, our client says the separation between work and home life has made a huge difference. The short walk across the garden is the only commute he needs, and he’s not looked back since.

    About East Grinstead

East Grinstead is a historic market town in West Sussex, close to the borders of East Sussex, Surrey, and Kent. The High Street is home to one of the longest continuous runs of 14th century timber framed buildings in England, and the town has a character all its own. It earned the nickname “The Town That Didn’t Stare” during the Second World War for the way locals welcomed injured RAF servicemen from the nearby Queen Victoria Hospital.

The town sits on the edge of the Ashdown Forest, with the Bluebell Railway running through to Sheffield Park. Properties in East Grinstead tend to have decent sized gardens, especially in the older residential streets. We also cover nearby Forest Row, Crawley, Lingfield, and Turners Hill.

If you’re considering a garden room for your East Grinstead property, we’d be happy to come and talk through the options. There’s no hard sell, just honest advice from people who’ve been doing this for over 20 years.
