Garden Rooms New Malden

Garden rooms designed for New Malden’s spacious suburban plots. Garden Office Buildings delivers quality builds across KT3 and beyond.

New Malden is one of South West London’s best kept residential secrets, sitting neatly between Kingston upon Thames and Wimbledon with excellent transport links and a thriving local high street. The housing stock ranges from Victorian and Edwardian detached houses on the higher ground to interwar semis and modern family homes throughout the KT3 area. With gardens that are typically larger and more accessible than many inner London properties, New Malden is a natural fit for a bespoke garden room.

We are a family company based in Biggin Hill with over twenty years of experience building garden offices, studios, gyms, and annexes across South West London and Surrey. New Malden gardens tend to be generous in size, often 15 to 20 metres deep, with good side access through driveways or side gates. That makes for a smooth installation and means you keep plenty of usable garden space around the finished building.

Come and visit our showroom to see what sets us apart. Every build uses proper timber frame construction, full insulation, and high performance glazing. These are permanent, year round buildings, not prefabricated kits assembled in a morning.

Our buildings and prices page gives you an honest view of costs across all sizes. We offer a free site visit where we measure your garden, discuss your plans, and provide a fixed quote with no hidden extras.

Garden Gym, New Malden

A software engineer and his partner, both keen CrossFit enthusiasts, were spending a combined total of over one hundred pounds a month on box memberships in Kingston. Living in a detached 1930s house near Beverley Park, they had a long rear garden with a concrete driveway running along the side of the house, giving us clear and easy access for materials. We built a 5.5m x 4m garden gym towards the rear of the plot, leaving the rest of the garden free for entertaining.

The build included reinforced subfloor for barbell work, a full height wall rig for pull ups, ring training, and wall balls, and a 2.5 metre ceiling height that allows comfortable overhead pressing. We fitted a split system air conditioning unit, two rows of industrial LED strip lighting, and a Bluetooth speaker system integrated into the ceiling. The exterior was finished in dark cedar cladding with a flat green roof, blending into the surrounding garden.

They have been using the gym daily since completion and say the convenience factor has massively increased their training consistency. They host regular weekend sessions with friends from their old box, and the space handles four people comfortably. Their electricity bills barely moved thanks to the LED lighting and efficient heating system.

Garden Annexe, New Malden

A retired couple on Burlington Road needed a self contained annexe in their garden for the husband’s elderly mother, who was moving from South Korea to live closer to the family. The garden was spacious at over 20 metres deep, with level ground and mature cherry trees along the boundary. We installed a Multi at 7m x 4m, configured as a one bedroom annexe with a small kitchenette, a wet room style shower, and a separate living area with French doors opening onto the garden.

Accessibility was carefully considered throughout. The entrance has a flush threshold, the shower room has grab rails and a level access tray, and all door widths meet accessibility standards. Underfloor heating throughout keeps the space warm without radiators that could obstruct movement. We also ran a dedicated electricity supply and water connection from the main house.

The mother moved in shortly after completion and the family told us the annexe has been a perfect solution. She has her own private space and independence, but is just a few steps from the main house. The build quality has drawn compliments from several neighbours on the street, and we received two further enquiries from the same road within weeks of finishing.

    About New Malden

New Malden sits within the Royal Borough of Kingston upon Thames, positioned between Kingston town centre and Wimbledon. The area has a distinctive character shaped partly by its large Korean community, one of the biggest outside Korea, which has given the high street a wonderful array of Korean restaurants, supermarkets, and bakeries alongside traditional British shops and cafes. Beverley Park and the nearby green spaces provide recreation for families, while Wimbledon Common and Richmond Park are both easily accessible.

New Malden station offers South Western Railway services to London Waterloo in under 25 minutes, and the A3 provides fast road connections to central London and the M25. Housing is varied, from Victorian and Edwardian detached houses to well built 1930s semis and modern developments. Properties tend to have good sized gardens and many include driveways, making access for garden room installations straightforward. The area is popular with families, young professionals, and retirees, drawn by its excellent schools, reasonable property prices compared to neighbouring Wimbledon and Kingston, and genuine community feel.

“We were hesitant about the drive to Biggin Hill but so glad we went. The showroom buildings are clearly a cut above anything else we had seen online. The team were honest, knowledgeable, and gave us a fixed price on the spot. Our garden annexe was built exactly to spec and finished ahead of schedule. Brilliant experience from start to finish.” – David and Mina, New Malden KT3
