Bespoke garden rooms, offices, gyms and studios designed and built for Balham homes. Family company, 1,000+ builds since 2004.

Garden Rooms Balham

Garden rooms designed for Balham’s handsome Victorian terraces and tree-lined streets. Garden Office Buildings has been working across SW12 for over twenty years.

Balham sits between four of south London’s best-loved commons, and the housing here reflects that enviable position. Victorian and Edwardian terraces line the streets around Nightingale Triangle, Cavendish Road, and Ritherdon Road, many with long rear gardens just waiting for a garden room. Whether you need a home office, a personal gym, or a creative studio, the space is there and we know how to use it.

We’re a family company based in Biggin Hill, and we’ve been designing and building bespoke garden rooms across SW12 since 2004. Balham’s period housing stock suits our work perfectly. The classic three-bedroom terrace with side return access and a 12 to 15 metre garden is one of our most common project types. Larger properties on Balham Park Road and around Du Cane Court give us even more scope.

Come and see our builds first hand at our showroom. Every garden room we produce uses proper insulated timber frame construction, high-performance double glazing, and weatherproof cladding rated for decades of use. These are permanent, year-round buildings, not flat-pack kits.

Our buildings and prices page gives you an honest view of costs at every size. We’ll arrange a free site visit to measure up, discuss your requirements, and provide a fixed quote with no hidden extras.

Garden Gym, Balham

A physiotherapist living in a Victorian terrace on Boundaries Road was spending two hours a day commuting to a gym in Wandsworth. She wanted a dedicated space at home where she could train early before her first clinic appointment and also use the room for rehabilitation exercises with private clients at weekends. We designed a 5m x 3m insulated garden room with reinforced flooring, full-height glazing on the garden-facing elevation, and a wall-mounted air conditioning unit.

Access was through the side return, which on these Balham terraces is typically around a metre wide. We planned deliveries carefully and had the base and frame up within three days. Inside, we fitted rubber matting, recessed LED lighting, and power for a Peloton bike and cable machine. A small changing area with hooks and a mirror sits behind a partition near the entrance.

She told us the gym has transformed both her personal fitness and her income, since she now runs private PT sessions from the space three evenings a week. The building sits neatly at the end of her garden, finished in slate grey composite cladding that complements the original London stock brick of the house.

Garden Office, Balham

A marketing director who’d been working from his kitchen table since 2020 needed a proper office in the garden of his Edwardian semi on Ravenslea Road. The house overlooked Wandsworth Common, but inside it was chaos with two young children and a partner also working from home. He needed a quiet, professional space for video calls and focused strategy work. We installed a Maxi at 5.5m x 3.5m, finished in natural cedar cladding with anthracite aluminium windows.

The interior was fitted with a built-in desk running the full width of the rear wall, integrated cable management, and a dedicated ethernet connection hardwired back to the router in the house. We added acoustic insulation beyond our standard specification and underfloor heating to keep the space usable all year round. A small kitchenette area with a sink and under-counter fridge completed the brief.

He’s been using the office daily for over a year now and says the mental separation between work and home life has been the biggest benefit. His line manager visited for a meeting and commented that it felt more professional than their actual headquarters near Victoria. Two neighbours on the same road have since contacted us about their own builds.

    About Balham

Balham is a popular residential area in the London Borough of Wandsworth, positioned between Clapham Common to the north, Wandsworth Common to the west, and Tooting Bec Common to the south. The Nightingale Triangle, bounded by Nightingale Lane, Ravenslea Road, and Balham High Road, is one of the most sought-after pockets, with large Victorian and Edwardian houses on quiet, leafy streets. Balham High Road provides a lively mix of independent restaurants, cafes, and shops, and the area has a strong community atmosphere.

Transport links are excellent. Balham station serves both the Northern line and National Rail services to Victoria, putting the West End within 15 minutes. Clapham South tube is also within easy walking distance. The surrounding areas of Tooting, Clapham, Streatham, and Wandsworth are all close by. Housing ranges from neat Victorian terraces on roads like Boundaries Road and Cavendish Road to substantial Edwardian semis and the landmark Art Deco mansion block Du Cane Court. Most properties have well-proportioned rear gardens, making them ideal for garden room installations.

    Visit Our Showroom

Our Biggin Hill showroom is around 40 minutes from Balham by car, heading south through Streatham, Crystal Palace, and Bromley. It’s a straightforward drive on the A23 and A232, and well worth the trip to walk through our Midi, Maxi, and Multi models in person.

“We drove down on a Saturday and spent about an hour looking at the different buildings. The team were knowledgeable and completely unpushy. We ended up going with the Maxi for my husband’s office, and the whole process from survey to handover was about six weeks. Really pleased with the result.” — Sarah and James, Balham SW12
