Garden Rooms Streatham

Garden rooms built for Streatham’s family homes, from Edwardian terraces to 1930s semis. Garden Office Buildings delivers across SW16.

Streatham is one of South London’s great family neighbourhoods, with a housing stock that ranges from imposing three-storey Edwardians on Garrads Road to neat Victorian terraces on the ABCD avenues and handsome Arts and Crafts houses on the Telford Park Estate. Many of these properties come with generous rear gardens, and a bespoke garden room is one of the most effective ways to add usable space without the disruption and cost of a full house extension.

We’re a family business in Biggin Hill with over twenty years of experience building across SW16. Streatham’s gardens tend to be on the larger side compared with inner South London, and the housing stock often provides good side access for materials delivery. Whether your home is a period terrace near Streatham Hill station or a 1930s semi closer to Streatham Common, we’ll design a building that works perfectly for your plot.

Our showroom is about half an hour from Streatham, and it’s the best way to understand the quality of our builds. Walk through finished buildings, ask questions, and see the materials and construction methods up close.

Check out our buildings and prices page for honest, transparent pricing. We arrange a free site visit for every enquiry, and our quotes are fixed with no surprises.

Garden Gym, Streatham

A secondary school headteacher living in a three-storey Edwardian house on Amesbury Avenue wanted a dedicated home gym to help manage the stress of her demanding role. Her rear garden was around 17 metres deep with a slight downward slope, and we built a 5m x 3.5m garden room on a levelled concrete base near the rear boundary, positioning it to face back towards the house with views over the garden.

Inside, we fitted shock-absorbent rubber flooring, a compact multi-gym station, a Concept2 rowing machine, and a yoga area with floor-to-ceiling mirrors. We installed a split-system air conditioning unit and extra-thick insulation in the roof to keep the space comfortable year round. Two large roof lights supplement the front glazing, making the interior feel bright and open even on grey winter mornings.

She told us the gym has become essential to her daily routine. She trains for forty-five minutes before the school run and says it’s the only time in the day that’s entirely hers. Her husband has since taken over the rowing machine most evenings, and their daughter uses the yoga space at weekends. The building blends into the mature garden beautifully, and the neighbours behind on Barcombe Avenue have since asked us for a quote.

Garden Office, Streatham

A husband and wife who run a small property management company needed a proper office space outside their home. They’d been working from the front room of their 1930s semi near Streatham Common, and the constant overlap between work and family life was taking its toll. We installed a Maxi at 6m x 4m in their 20-metre rear garden, with side access through a wide gate off the service road behind the house.

The office was configured with two built-in desks facing opposite walls, a shared meeting area in the centre with a small table and four chairs, and a compact kitchenette with a sink and mini fridge. We ran fibre-optic ethernet from the house and installed a separate consumer unit in the garden office for complete electrical independence. Underfloor heating and acoustic insulation mean the space is warm, quiet, and entirely professional.

They told us the garden office has transformed their business. They can take client calls without background noise from the children, host landlord meetings in a proper setting, and close the door at the end of the day with a real sense of finishing work. The walk across the garden to the house has become their favourite commute. Two neighbouring families on their street have already booked site visits with us.

    About Streatham

Streatham stretches along one of the longest high streets in Europe, running through the heart of the London Borough of Lambeth. The area is centred on Streatham High Road, which is lined with shops, restaurants, and everyday amenities. Housing is remarkably diverse: the Telford Park Estate offers Victorian Arts and Crafts houses, both semi-detached and detached; the Leigham Court Estate Conservation Area encompasses the popular ABCD avenues of Amesbury, Barcombe, Cricklade, and Downton with their handsome terraces; and the Streatham Park and Garrads Road area features imposing three-storey Edwardian houses that command premium prices.

Green space is plentiful. Streatham Common offers expansive open ground alongside The Rookery, a beautiful set of formal gardens including the Old English Garden and the White Garden, which predates the more famous version at Sissinghurst. Tooting Bec Common, home to the UK’s largest freshwater lido, borders the area to the west. Transport connections include Streatham, Streatham Common, and Streatham Hill stations for Southern and Thameslink services, plus frequent buses along the High Road. Neighbouring areas include Tooting to the west, Norwood to the east, Brixton to the north, and Dulwich to the north-east. Many Streatham properties have gardens of 15 metres or more, with side access that makes garden room construction straightforward.

“We visited three different garden room companies before going to the Biggin Hill showroom, and the difference in quality was immediately obvious. The walls are properly insulated, the windows are double glazed to a high spec, and the finish is beautiful. Our garden office was completed in under a week and it looks like it was always meant to be there.” – Mark and Linda, Streatham SW16
