Garden Rooms Charlton

Garden rooms built to last for Charlton’s mix of period homes and modern family houses. Based nearby in Biggin Hill, we know SE7 well.

Charlton is a brilliant part of South East London that often flies under the radar. The village centre has genuine character, with Jacobean Charlton House, leafy side streets, and a mix of Victorian terraces, Edwardian semis, and newer family homes. If you’ve got a garden room project in mind, chances are your Charlton property has the space for it.

We’re a family run company based in Biggin Hill, just a short hop from SE7. Since 2004 we’ve completed over 1,000 garden room builds across South East London and Kent, so we understand the local housing stock inside out. Whether your home is a Victorian terrace near the village green or a 1930s semi on the slopes towards Charlton Park, we’ll design a building that works with your garden’s size and layout.

You’re welcome to visit our showroom to see the quality of our builds first hand. We use proper timber frame construction, full insulation, and high spec double glazing as standard. Nothing is prefabricated off site and shipped in a box.

Have a look at our buildings and prices page for a straightforward breakdown of costs. We offer a free site survey where we’ll measure up, discuss your plans, and give you a fixed quote with no hidden extras.

Garden Gym, Charlton

A PE teacher living in a 1930s semi detached house near Charlton Park wanted a home gym he could use before and after school without battling traffic to a commercial gym. His rear garden was a decent size at around 15 metres deep, so we had plenty of room for a 4.5m x 3m build with space left over for the kids to play.

We used heavy duty flooring rated for dropped weights and installed double doors to let in plenty of light from the east facing garden. A wall mounted air conditioning unit keeps things comfortable during summer HIIT sessions. The exterior was finished in composite cladding to keep maintenance low, which was important given his busy schedule during term time.

He’s been using the gym daily since we handed it over, and mentioned that several colleagues at his school in Woolwich have asked for our details. The building sits neatly against the rear fence, and his wife appreciated that we left the garden looking tidy once the install was finished.

Garden Studio, Charlton

A freelance graphic designer and her partner, a podcast producer, needed a shared creative studio in the garden of their Edwardian terrace on Charlton Church Lane. The brief was a dual purpose space: one end for design work with calibrated monitors, the other for audio recording. We built a Multi configuration at 7m x 3.5m, with an internal partition creating two distinct zones.

The recording side was fitted with enhanced acoustic insulation and a sealed door to keep external noise out, which is especially useful given the proximity to Charlton station and the flight path overhead. The design side has a large picture window overlooking the garden, with blinds for screen work when the sun gets too bright.

Both clients now work from the studio full time and say the separation from the house has made a huge difference to their productivity. They no longer rent desk space in Deptford, saving them a combined total that covered the monthly finance payments from day one.

    About Charlton

Charlton sits between Greenwich and Woolwich, with Charlton Park providing a generous sweep of green space and Charlton House standing as one of the finest surviving Jacobean buildings in England. The village core has a genuine community feel, with a handful of independent shops and pubs, and the recent development around the old Charlton Athletic ground has brought new energy to the area.

Transport is good: Charlton station has regular services to London Bridge and Cannon Street, and buses run frequently to Greenwich, Woolwich, and Eltham. The area’s housing is varied, from neat Victorian and Edwardian terraces near the village to interwar semis on the higher ground and modern apartments closer to the river. Most houses have rear gardens of a usable size, making them well suited for garden room projects. Charlton Park itself, with its playing fields and community events, is a real asset for families.

“I wasn’t sure what to expect from the showroom but it really helped us decide. Seeing the thickness of the walls, the quality of the windows, and how the electrics are all concealed made us confident we were spending our money wisely. The whole process from first visit to handover was about five weeks.” – Homeowner, Charlton SE7
