Garden Rooms Forest Hill

Bespoke garden rooms for Forest Hill’s characterful Victorian homes and leafy green spaces. Garden Office Buildings has been building across SE23 for over twenty years.

Forest Hill was described by Sir Norman Foster as a delightful pocket of South London, and it is easy to see why. The area’s mix of Victorian five-bedroom houses, Edwardian semis, and characterful conversions sit among some of the best green spaces in the borough. If your home on Devonshire Road, Colfe Road, or one of the quieter streets near Horniman Gardens has a rear garden, a bespoke garden room is one of the smartest additions you can make.

We are a family company based in Biggin Hill, and Forest Hill is an area we have been working in since 2004. SE23 properties often have generous gardens, particularly the larger Victorian homes set back from the main roads, and the mature tree cover provides natural privacy that makes a garden building feel secluded and special.

Visit our showroom to see our builds first hand. It is approximately 25 minutes from Forest Hill and the best way to appreciate the difference between a properly engineered garden room and the prefabricated alternatives.

Home Gym, Forest Hill

A photographer who also competed in amateur powerlifting needed a serious training facility at home. She lived in a four-bedroom Victorian house on Westbourne Drive with a large, slightly sloping rear garden backing onto Devonshire Road Nature Reserve. We built a 5m x 3.5m garden gym with a level concrete base that absorbed the gradient, and used the slope to create a small step-up entrance that keeps the interior floor perfectly flat.

The specification was demanding: reinforced flooring rated for dropped deadlifts, a full power rack with platform, competition-grade bumper plates, and a GHD machine. We ran a 32-amp dedicated supply for a Concept2 SkiErg and added heavy-duty wall brackets for plate storage. Ventilation was handled with two opening windows and a high-volume extraction fan to cope with heavy sessions. The cladding is dark-stained Siberian larch, chosen to blend with the woodland backdrop.

She told us the gym has given her training a huge boost, as she can now fit sessions around her unpredictable shooting schedule. She has hosted several training partners from her powerlifting club, and the building has easily handled the demands of multiple lifters without any issues. The proximity to the nature reserve, she says, makes for the best cool-down walks in London.

Garden Office, Forest Hill

A secondary school headteacher who had taken on a part-time educational consultancy role needed a professional home office separate from the family house. Her Edwardian semi on Perry Vale had a 16-metre garden with established borders and a mature apple tree. We installed a Maxi at 5.5m x 3.5m, positioned to preserve the apple tree and existing patio area near the house.

The office was designed with a large desk area for two monitors, a small meeting zone with two armchairs and a coffee table for visiting colleagues, and floor-to-ceiling shelving along the back wall for educational reference materials. We fitted full-width bi-fold doors to make the most of the garden views and installed acoustic insulation to ensure uninterrupted concentration when the children are playing outside.

She has been running her consultancy from the garden office for over a year and says it has made the dual role entirely manageable. The physical separation from the house gives her a clear boundary between family life and professional work, and visiting clients have consistently commented on the quality of the space. Her only regret, she told us, was not doing it sooner.

    About Forest Hill

Forest Hill is a district in the London Borough of Lewisham, best known as the home of the Horniman Museum and Gardens, a free museum housing an eclectic collection that draws visitors from across London. The area has a strong community feel, with independent shops and cafes along Dartmouth Road and Perry Vale, and a residents’ association that runs regular events. Green spaces are plentiful: alongside the Horniman Gardens, there are three nature reserves at Dacres Wood, Devonshire Road, and Garthorne Road, plus Mayow Park with its bowling green, cricket pitches, and adventure playground. The housing stock spans Victorian five-bedroom houses with classic period features to Edwardian semis, interwar homes, and contemporary conversions.

Forest Hill station provides Southern and London Overground services to London Bridge, Victoria, Shoreditch High Street, and Clapham Junction. The South Circular passes through the area, giving good road connections to neighbouring areas. We also serve nearby Sydenham, Catford, Brockley, and Dulwich from our Biggin Hill base.

It is a straightforward drive and gives you the opportunity to walk through our Midi, Maxi, and Multi buildings before making any commitments.

“We live near the Horniman Museum and wanted a garden office that felt as considered as the architecture around here. The showroom visit convinced us these were the right people for the job. The Maxi is beautifully made and the whole process, from first visit to handover, was smooth and professional.” — David and Lin, SE23
